How Our Design-Build Process Works, From First Conversation to Final Walkthrough

Most people who call us about a custom home have the same question first: how does this actually work? Building a home is a large decision, and the process can feel opaque from the outside. Here is how we take a project from the first conversation to the day you move in.

At GCG, design and construction happen under one accountable team. We design the homes we build. That means the people drawing your plans are the same people pricing them, permitting them and building them, so decisions don’t get lost between separate firms.

1. Conversation and property review

Every project starts with a conversation. We want to learn how you want to live, what you want to build and what matters most to you. We also talk through your property, your priorities, your anticipated investment and your desired timeline.

2. Design and 3D visualization

Next, we develop the home around your property, your lifestyle and your architectural preferences. Three-dimensional visualization lets you explore room proportions, sightlines, exterior details and how the home sits on the land before construction begins.

Seeing the home in 3D early is one of the best ways to avoid expensive changes later. It is much easier to move a wall on a screen than on a job site.

3. Scope and budget alignment

Design and cost are considered together, not one after the other. We develop the project scope, evaluate construction requirements and align the evolving design with a realistic budget before any soil is moved.

This is where a design-build process earns its keep. Because the same team is designing and pricing the home, trade-offs are visible while there is still room to make them.

4. Selections and preconstruction

Before construction starts, we coordinate material selection timelines, engineering, permitting, trade input and the construction schedule. Important decisions are addressed early so the project can move forward with clearer expectations and fewer surprises.

5. Construction and communication

GCG manages construction with personal oversight, experienced trade partners and consistent communication. Clients receive clear weekly updates about progress, upcoming decisions, schedule and budget throughout the build.

6. Quality review and completion

Before the final walkthrough, we carefully review the home as a team to address items that do not meet our standards. Then we walk you through the completed home, and we remain available after move-in.

Why we limit the number of homes we take on

We intentionally limit the number of custom homes we accept. That is what makes the process above possible: direct attention, thoughtful coordination and hands-on oversight from beginning to completion.

Questions to think about before your first conversation

  • How do you want to use the home day to day, and how might that change in ten years?
  • Which rooms matter most to you, and where would you rather save?
  • Do you already own a lot, or are you still looking?
  • When would you ideally like to move in?
  • What does a successful project feel like to you?

You don’t need answers to all of these before we talk. They are simply a good place to start.
